I am confused by the character of rental income. Is it
investment income or passive income? It shows in both
"investment interest" section and "passive income" section
in the textbook. Can someone please explain it for me?

Rental income is part of one's portfolio income which usually translates to it being passive income. It's passive because one usually is not directly involved in the generation of that income, i.e., you get paid rent as a landlord without extra effort on a consistent basis.
